How to Vet Any Pool Builder

Print this list. Take it to every consultation. If a builder can't answer all six cleanly, walk away — no matter how good the renderings look.

1. 1. Licenses. In Louisiana, pool builders need a residential license and should hold specialty endorsements for plumbing, electrical, and swimming pool construction. Ask for the license number and verify it on the Louisiana State Licensing Board website. No license, no builder — full stop.
2. 2. Insurance. Minimum: $1 million general liability. Better: $2 million. Ask for a certificate of insurance with you listed as a certificate holder before any deposit. Uninsured builders pass accidents and property damage straight to your homeowner's policy.
3. 3. Warranty. Get the warranty in writing before signing. Cover the shell (structural), the equipment (manufacturer + labor), and workmanship. "Trust me" is not a warranty. Watch for warranties that expire the moment the builder's LLC dissolves.
4. 4. Reviews. Look beyond the star average. Read the 1- and 2-star reviews — they tell you how a builder behaves when something goes wrong, which is when it matters most. Check Google, the BBB, and Houzz. A builder with only 5-star reviews and no history of resolving complaints is a red flag, not a green one.
5. 5. Portfolio. Ask to see 10+ completed projects in your area, not stock photography. Better, ask for addresses you can drive by. A builder who can't point to local work hasn't done local work.
6. 6. Transparency. Does the quote list every line item — shell, equipment, decking, fencing, permits, electrical, plumbing — or is it one lump sum? Lump sums hide where the corners get cut. And ask: "What's not included that I'll need to pay for separately?" The honest answer is short.

• No written warranty. "We stand behind our work" without a document means nothing.
• "We don't pull permits — it's faster." It's also illegal and will haunt your home sale. Walk.
